By exclusively listing with us, it gives our firm the proper pre-sales time and ability to analyze each property, offer solutions to overcome or repair any shortcomings and then present each space at its personal best in the marketplace. Our analysis, many of our tips for presenting your property, and our sales & marketing plan are included in the listing package. This includes:

For Homes:

For Raw Land Parcels:

Sellers Pre-Sale Home Inspection

The pre-sale home inspection is a key piece of our work product. An interior and exterior home inspection, is used to analyze the soundness & quality of construction for the building. We provide computer generated (to scale) diagrams of the building footprint and all interior room dimensions in the house. This will make it much easier for any potential buyers from Hong Kong (for example) looking at your ad over the internet to understand the layout of your home and decide if it will work for them. Pictures and virtual tours cannot provide this information.

Unless your builder has already provided you with a computer based set of drawings, these are rather time consuming to reproduce. This is in fact why no other realtors provide this in a standard listing. But this is a standard feature in our service package. In addition, we are in the preliminary stage of developing a plan for our own You Tube page so stay tuned.

Experience

We can benefit the seller not only because of our years of education and work history. But because of our own personal experiences buying, renovating and selling five personal homes. If I had ever known I was going to get into this as a full time business, I sure would have taken a lot more photographs of our work. But luckily with our last renovation I took multiple candid shots that I display in Visual Marketing.

We’ve been in your shoes both as seller and buyer. Martin & I have spent more than ten years doing some form of renovation, remodeling, home improvement work or study. We know how to focus the buyer on your home’s strongest selling features, and better target those clients who will be appreciative of the property that you have to offer, large or small.

In addition to this being a service for the seller it will benefit the buyer. Why? Because, in good conscience, I cannot sell a sow's ear as if it were a silk purse. We will go over the property and analyze its flaws as well as its assets, and publish our findings to market. If it’s a fixer-upper we will tell you so.

Our Mission

Our overall mission is to offer a somewhat more unique & innovative approach to real estate sales, devising a customized sales & marketing plan for each property. To do this we spend time educating and advising the home seller with many easy tips on how to better prepare their home or parcel to be ready to compete in the worldwide marketplace. To achieve this, we have developed a specialized business plan integrating both “brawn” (renovation) and “beauty” (design). 

Brawn

In addition to our free package of listing services mentioned above. We also offer some additional pay-for services. For those requiring field-based (not aerial) plot plan, we can provide a survey done by a professional engineer. To be clear he is not a licensed Chilean civil engineer but his survey work is admissible in United States Court trial work. So we guarantee this product for the purposes of rendering to scale drawings for parcel and plot plans. These are for enhanced marketing purposes and not admissible legal documents in Chile.

Looking from an aesthetics perspective we can help you to develop a strategy for pre-sale home remodeling, repair or updating. Regarding the importance of interior design many home sellers don’t understand the significance  of the appearance of their house from a marketing perspective.  Today’s finicky buyers want the value of a pre-owned home with the look & feel of it having been essentially just remodeled and without inhabitants. In a buyers market they can get what they want.  So your home must be presented as well as possible, unless you don’t mind being the wallflower at the dance, as your property may very well languish on the market.
